Lucknow, April 30, 2025 — The Enforcement Directorate (ED) conducted simultaneous raids on seven premises of Ansal Properties and Infrastructure Ltd. (Ansal Group) on Wednesday in connection with an ongoing fund diversion probe. The raids, which began post-10 a.m., were carried out at locations in Lucknow, Ghaziabad, Noida, and New Delhi.
The action follows directives from Uttar Pradesh Chief Minister Yogi Adityanath, who has called for strict measures against real estate companies allegedly defrauding homebuyers. The ED’s current operation is the third raid targeting the Ansal Group in recent months, signaling an escalation in the probe.
The enforcement agency acted upon a detailed report submitted by the Uttar Pradesh Real Estate Regulatory Authority (UP RERA), which flagged serious financial irregularities. According to UP RERA, the Ansal Group is alleged to have diverted nearly ₹600 crore, prompting deeper investigation under provisions of the Prevention of Money Laundering Act (PMLA).
During Wednesday’s raid, ED officials seized critical financial documents and digital evidence related to project financing, land transactions, and investor funds. Sources close to the investigation indicate that multiple shell companies and fictitious accounts are under scrutiny for allegedly facilitating the diversion.
The probe gained momentum after over 100 FIRs were filed against the Ansal Group in Lucknow alone. Complainants — mainly residential property buyers — have accused the company of:

Local law enforcement in Lucknow has remained actively involved since the beginning of the controversy, working in parallel with federal agencies.

The ED is expected to summon key officials of the Ansal Group for questioning. If the ₹600 crore diversion is substantiated, the company could face asset seizures, freezing of accounts, and possible criminal prosecution under financial crime statutes.
The case has triggered renewed calls for stricter oversight of real estate developers in India, particularly under the Real Estate (Regulation and Development) Act, 2016 (RERA) framework.
